Terms of Service
Last updated October 12, 2026
These terms govern your use of Realtool (“Realtool”, “we”, “us”). By creating an account or using the service you agree to them. If you don't agree, don't use Realtool.
The service
Realtool helps real estate professionals manage listings, generate marketing copy and graphics, host public property pages, and track leads. You must be at least 18 and, where required, properly licensed to practise real estate.
Your account
Keep your login secure and give us accurate information. You're responsible for everything that happens under your account. One account is for one person; brokerage plans have a seat for each agent.
Your content
You own the listings, photos, and text you put into Realtool. You give us permission to store, process, and display it as needed to run the service — including publishing it on your public pages and sending it to our AI and infrastructure providers. You promise you have the right to use everything you upload (including photos) and that it is accurate.
AI-generated content — your responsibility
Copy, captions, translations, photo labels, and fair-housing checks are produced by AI and may contain mistakes. The fair-housing checker is a helpful screen, not legal advice or a guarantee of compliance. You must review everything before you publish or send it, and you are solely responsible for its accuracy and for complying with fair housing, advertising, licensing, MLS, and privacy rules that apply to you.
Acceptable use
You agree not to:
- post content that is unlawful, misleading, discriminatory, or infringes someone's rights;
- attempt to break, overload, scrape, or reverse-engineer the service, or bypass usage limits;
- use the service to send spam or to harvest visitors' contact details for unrelated purposes;
- share your account or resell access without our permission.
AI features have fair-use limits per account per day. We may suspend or remove accounts or content that break these terms.
Plans, billing, and cancellation
Realtool offers one free trial listing per account, and paid plans (currently Single and Brokerage), priced in Canadian dollars as shown on the Billing page, plus any applicable taxes. Paid plans renew automatically each month until cancelled. Brokerage plans are billed per seat. You can cancel any time from the Billing page; you keep paid features until the end of the period you've paid for. Refunds are described on our Support page. We may change prices with at least 30 days' notice before your next renewal.
Visitor inquiries
Inquiries submitted through your public pages are delivered to you. You're responsible for handling them lawfully, including following anti-spam laws (such as CASL and CAN-SPAM) when you follow up.
Availability and changes
We work to keep Realtool running but provide it “as is” and “as available”, without warranties of any kind, and we may change or discontinue features. Realtool is in active development.
Limitation of liability
To the fullest extent permitted by law, Realtool is not liable for indirect, incidental, or consequential damages, or for lost profits, deals, or data. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim arose.
Ending your account
You may stop using Realtool at any time and ask us to delete your account. We may suspend or end access for breach of these terms. Sections that by their nature should survive (such as liability limits) will survive.
Changes to these terms
We may update these terms. If changes are material we'll notify you by email or in the app, and continuing to use Realtool afterward means you accept them.
Governing law
Realtool is operated by Billy Barbour, a sole proprietor in Newfoundland and Labrador, Canada. These terms are governed by the laws of the Province of Newfoundland and Labrador and the federal laws of Canada that apply there. Any dispute will be handled by the courts of Newfoundland and Labrador, and you and we both consent to that. Nothing here limits consumer rights you have under the law of where you live that cannot be waived.
